    A home inspection is an unbiased and in-depth visual inspection of the structure
    and operating components of the home.  It is performed to provide a better
    understanding of the condition of the property.  It is an objective, third party
    review meant to identify major deficiencies, items that would be costly to repair
    and items that pose safety or fire hazard.

    Inspections protect both the buyer and seller against hidden costs and helps all
    parties avoid surprises and delays.  Inspectors do not profit from the sale or
    repair of the property.  Edgar M. Roberts, Jr.,  follows the North Carolina
    Standards of Practice for Home Inspectors.




    Most home buyers lack the knowledge, skill and emotional detachment needed
    to inspect homes themselves.  By using the services of a licensed home inspector,
    they can gain a better understanding of the condition of the property, especially
    whether any items do not "function as intended" or "adversely affect the
    habitability of the dwelling" or "warrant further investigation" by a person who
    specializes in the item in question.  




    No. Only persons licensed by the North Carolina Home Inspector Licensure
    Board are permitted to perform inspections for compensation.  To qualify for
    licensure, they must satisfy certain education and experience requirements and
    pass a state licensing exam.  The inspections must be conducted in accordance
    with the Board's Standards of Practice and Code of Ethics.




    Most inspections take about 3 hours to complete. You will need to make sure
    that all utilities to the property are on so that we may inspect all of the home's
    components.

    The inspection includes observing the following:

  • Structure - Condition of the structural components, including the attic
    and crawl space or basement. Construction methods and materials.  
    Evidence of moisture and/or pest intrusion.
  • Roof - Materials, condition and performance of the roof coverings,
    flashings, chimneys, gutters and downspouts.
  • Exterior - Materials and condition of the exterior cladding, doors and
    windows, driveway and walkways, deck and porches, and lot drainage.
  • Electrical - General condition of the electrical service, main panel, and
    visible wiring.  Random testing of switches and outlets, light fixtures, and
    ceiling fans.
  • Heating and Air Conditioning - General condition and operation of the
    visible portion of the furnace and air conditioning units, duct work,
    thermostat, and air filter.
  • Insulation and Ventilation - Overall condition of attic and crawl space
    insulation and ventilation. Operation of exhaust fans.
  • Plumbing - General condition and operation of the plumbing system,
    including the water heater, plumbing fixtures, and all visible supply piping
    and drains.
  • Interior - General condition of the walls, ceilings, floor coverings,
    windows and doors, cabinets and countertops.
  • Appliances - General condition and operation of the major appliances.




    Absolutely.  Western North Carolina is a beautiful place to live, but the area
    contains the highest levels of Radon in the entire state.  Radon exposure is the
    second leading cause of lung cancer.  EPA studies show that living in a home for
    a lifetime with a level of  4 pCi/L, 7 out of 10 people could get lung cancer.  
    The average Radon reading inside homes in  Buncombe, Henderson and
    Transylvania counties is above 4 pCi/L.  Testing is the only way to determine if
    your family is at risk from Radon exposure.




    We welcome and encourage you to participate in the inspection process.
    When you attend, you can ask questions and voice any concerns you may have
    about the property.  We can review with you the results of the inspection and
